Through our extensive brokerage network and deep industry relationships, we seek to identify well positioned assets at a meaningful discount to their respective replacement cost. Opportunities that have room to grow returns through value-add initiatives including curing management inefficiencies and renovations.
Execute Value Add Plan
Opportunistic assets will typically require extensive turnaround expertise, which may require extensive brand-dictated PIPs and may have significant deferred maintenance. Our asset management team executes an interior and exterior renovation plan.
Consistent Asset Management
Our best-in-class asset management team is actively involved in managing the day-to-day relationships with the onsite personnel responsible for the property. Rather than hiring a 3rd party management company we support this function in-house, thereby creating a better alignment of interest with our investments.
Realize Yield
After execution of the business plan and maturation of the estimated hold period, we run scenarios to determine the best action plan, whether it be a sale, recapitalization, or a refinance and hold.
The Urbana Varro team has a deep bench of 3rd party institutional LP capital partners who invest side-by-side with us, providing significant buying power. Decades of expertise in acquisitions, renovations, operational asset management, development, rebranding, and financing give our institutional partners the confidence that comes only from an experienced sponsor.
In a typical transaction, our 3rd party institutional LP capital partner would contribute 80-90% of the equity.

Urbana Varro has a proven track record of generating superior risk-adjusted returns via equity investments into institutional-grade commercial real estate rarely accessible to outside investors. Urbana Varro will seek to acquire stabilized, cash flowing and financially distressed properties in the Top 100 MSAs with some or all of the following characteristics: acquired at attractive discount to replacement cost, high barrier-to-entry markets, opportunistic, multiple demand generators, interior corridor, 100+ rooms, and those assets that have capacity for operational improvement and appreciation.
